What we put together

Most mid-market players sell either development paper or pure contracting. AHB’s thesis is simpler: development decisions and site reality should stay under one accountable chain — product thinking, programme control, and people quality including foremen.

A HOLDING BUD Sp. z o.o. is a Polish limited company registered in 2026. We do not invent decades of corporate history. We do put practitioner discipline into how programmes are framed and controlled.

Mission

Deliver residential and mixed-use programmes that principals can trust — across Poland, Germany and nearby Europe.

Who this is for

Principals who need a Warsaw-based partner with cross-border delivery awareness — not a one-page brochure.

  • 01

    Private investors and landowners

Land or capital looking for a structured residential or mixed-use path.

  • 02

    Developers needing delivery capacity

Local or regional developers who need control and crews without permanent headcount spikes.

  • 03

    Cross-border principals

Teams spanning Poland, Germany and nearby EU markets who need bilingual reporting and a clear model.

Where we focus

The layers that make residential programmes work.

  • 01

    Residential product

Unit mix, standards and phasing for real demand — not render-only marketing.

  • 02

    Programme & CM

Milestones, packages, change control and handover discipline.

  • 03

    Site leadership

Foremen and crews treated as quality infrastructure.

  • 04

    Cross-border interfaces

Norms, logistics and reporting when more than one jurisdiction is in play.

  • 05

    Investor reporting

Packs principals can read without decoding theatre.

  • 06

    Risk language

Permits, cost contingency and labour-aware schedules named early.

Markets

Poland-anchored, Europe-facing — not “global” claims.

  • Poland

Warsaw legal base and national project capability.

  • Germany

Primary expansion corridor for delivery interfaces.

  • Neighbouring EU

Czechia, Slovakia, Austria, Baltics and other near markets as programmes require.

  • Bilingual delivery

English and Polish as default commercial surfaces.

How we think

A few principles that stay constant.

  • 01

    Control over hype

Process, people and reporting beat lifestyle advertising.

  • 02

    One chain of accountability

Development logic and site reality should not live in separate silos.

  • 03

    Honest proof

Cases labelled; no fake awards or invented m² history.

  • 04

    Related capability when needed

Digitalisation, workforce systems and financial control can involve Next-Services — a related but independent company.

Leadership

Board representation is published in the legal notice. Day-to-day delivery is organised around clear roles on programme and site — not anonymous stock photography.

Approach

Assess → structure → permit path awareness → build with control → handover. Each stage has a decision gate.

Engagement models

  • 1

    Development partnership

Co-development or structured partnership discussion around a defined opportunity.

  • 2

    Delivery mandate

CM / delivery management for a defined programme with reporting cadence.

  • 3

    Advisory

Time-boxed sparring on feasibility, risk and reporting.
