Why this matters
Polish residential programmes still live and die by administrative time. Market notes through 2025-2026 repeatedly flag volatile permits, elevated costs and labour pressure. That does not make Poland uninvestable. It makes false schedule certainty expensive.
What to model early
- Authority interfaces. Which decisions are truly on the critical path, and which can be parallelised.
- Utilities and grid connections. Often longer than marketing decks admit.
- Design freeze discipline. Late product changes recycle the permit clock.
- Contingency language. Days and euros, owned by a named role.
What good looks like
A risk register with owners, next actions and a reporting cadence investors can calendar. Not a single “green” traffic light slide.
